Everything you need to know about Legionella Control
How Long Does a Legionella Risk Assessment take
The duration depends on the size and complexity of your water system, but most assessments take between 1–8 hours on site. Smaller offices, shops and domestic-style systems are usually completed within a couple of hours, while larger commercial buildings, schools, factories or multi-plant sites may require a full day or multiple visits.
After the site visit, we complete a detailed written report including compliance status, risk ratings and clear recommendations along with photographic evidence of risk and general observations.
We always agree timings in advance so there’s minimal disruption to your operations.
How often should a Legionella Risk Assessment be reviewed or updated?
Most sites require a review every two years, or sooner if the building’s use changes, or how water is used within the building, occupancy changes, change in legislation or guidance, or any water system modifications are made. Significant changes like tank installations/removal, or a change in management within the organisation mean the assessment should be updated. For smaller, low risk sites with good legionella controls in place, review periods could be extended up to 5 years.
What does a Legionella Risk Assessment include?
Full, commercial assessments include inspection of all water systems (tanks, heaters, pipework, outlets)
KWS Ltd also includes recommendations, priority scoring, and clear remedial steps.
Who is responsible for Legionella compliance in my business?
The Duty Holder (usually the business owner, landlord, or employer) is legally responsible. They may appoint a Responsible Person to manage day-to-day control. KWS Ltd works directly with the Duty Holder and Responsible Person to ensure the site remains compliant.
Will a Legionella Risk Assessment disrupt my business?
In the vast majority of cases, No — legionella risk assessments are non-intrusive (unless specifically instructed for intrusive assessment) and can be done while your business operates as normal. Water outlets will need to be run briefly, and the legionella risk assessor would need to be able to safely access cold water tanks, heaters and system components, however downtime is not required. For busy sites, assessments can be scheduled outside peak hours.
What happens after the assessment is completed?
You’ll receive a fully comprehensive assessment via email (or hard copy upon request) inline with BS8580:2019 detailing:
KWS Ltd can also provide ongoing water monitoring, sampling, tank cleaning, training and consultancy if required.
How much does a Legionella Risk Assessment cost?
Prices depend on property size, number of outlets, location, and system complexity. Small commercial sites often start around £180.00 , while larger or multi-building sites require a tailored quote. KWS Ltd provides fixed pricing upfront with no hidden costs. Small, domestic legionella risk assessment for Landlords start at £75.00
